Welcome to Férias em Figueira. We believe that the foundation of a memorable holiday is clarity and mutual trust.
These Terms and Conditions exist to protect both your experience and the quality of our service.
By making a reservation, you are entering into an agreement with Gabarito Sublime Unipessoal Lda, accepting the usage rules that guarantee safety, comfort, and harmony in all our accommodations.
Booking Conditions
To ensure transparency in the scheduling process, all reservations at Férias em Figueira are governed by the following conditions:
- Availability: Booking acceptance is always subject to the actual availability of the property at the time of the request.
- Confirmation: The stay is only considered guaranteed after payment validation and the issuance of our official confirmation email.
- Payment: The guest must complete the payment within the deadlines and terms specified in the listing to avoid automatic cancellation of the pre-reservation.
- Holder's Contact Details: The reservation holder must provide a valid telephone contact and email address.
- Age and Ownership: The reservation holder must be at least 18 years old and must remain at the reserved accommodation throughout the entire stay. Guests under 18 can only be accommodated if accompanied by an adult who holds the reservation.
- Rates and Fees: The amounts relating to stays, security deposit, cleaning, and cancellations are those advertised at the time of booking.
- Tax Transparency: All prices shown already include VAT at the legal rate in force.
- Legal Regime: The guest declares to be aware that the use of the property is governed by Decree-Law No. 128/2014, of August 29 (with its respective updates), which establishes the legal regime for Local Accommodation (Alojamento Local).
Municipal Tourist Tax
In accordance with the regulations in force in the municipality of Figueira da Foz, the payment of the Tourist Tax is mandatory and is governed by the following rules:
- Applicable Values: The tax is €2.00 per night in high season (April 1 to September 30) and €1.50 per night in low season (October 1 to March 31).
- Charging Limit: The tax applies per guest (aged 14 or over), up to a maximum of 7 consecutive nights.
- Payment Method: Unless otherwise stated at the time of booking, this amount is not included in the total price of the stay and must be settled at check-in.
- Exemptions: Guests whose stay is motivated by medical treatments are exempt from payment, upon presentation of a supporting document, as well as other cases specifically provided for in municipal regulations.
Cancellation and Modification Policies
By making a reservation, the guest accepts the following cancellation and modification conditions, which aim to ensure the operational safety of Férias em Figueira:
- Full Cancellation (100%): The guest will be entitled to a full refund of the stay amount for cancellations made within the first 24 hours after the booking date.
- Partial Cancellation (50%): A 70% refund of the reservation value will be granted for cancellations made after the first 24 hours of the booking and up to 30 days before the check-in date.
- No Refund: There is no right to a refund for cancellations made less than 30 days before the check-in date, in cases of no-show, or for reservations made under a non-refundable rate plan.
- Communication of Changes: It is the sole responsibility of the guest to communicate in writing, through the platform's official email, any change of dates, travel, number of occupants, or cancellations before the scheduled arrival date.
- Apartment Change: Requesting a property swap for an already confirmed reservation is considered a travel modification. This request must be communicated by email or telephone and is strictly subject to availability and the Terms and Conditions in force.
- Price Variation: Any change of dates, apartment, or number of occupants may imply a variation in the total amount paid for the reservation, depending on the rates in force at the time of the change.
Arrival and Departure Procedures
Our priority is for your stay to begin and end with maximum tranquility and efficiency. To ensure that the accommodation is in perfect condition upon your arrival and that all legal requirements are met, we have established the following procedures:
- Digital Check-in and Identification: Before your arrival, our system will send a link to collect information. This form must be filled out in advance with the details of all guests. At the time of in-person check-in, original documents may be requested for validation and compliance with safety regulations.
- Check-in and Check-out Hours: Check-in is between 4:00 PM and 8:00 PM. Check-out must be done by 10:00 AM, ensuring that the property is vacant for our sanitization team's intervention.
- Personalized Welcome: Our check-in is in person. We ask that you inform us of your estimated arrival time in advance so we can welcome you personally.
- Changes and Minimum Age: Any adjustment to arrival or departure times requires prior confirmation from the host. The minimum age to check in is 18 years old.
- Forgotten Items and Belongings: The host is not responsible for items left on the property after departure. If belongings are found, they may be returned upon request, with all shipping costs being the sole responsibility of the guest.
Communication of Foreign Citizens
Our commitment to safety and legality.
To ensure strict compliance with internal security standards and the legal obligations of Local Accommodation in Portugal, we follow the mandatory identification procedures for foreign guests:
- Legal Basis: According to Article 45 of the Convention Implementing the Schengen Agreement and Law No. 23/2007, it is mandatory to report the accommodation of all citizens who do not hold Portuguese nationality.
- Competent Authority: Currently, the competence to receive this data belongs to AIMA (Agency for Integration, Migration and Asylum), the entity that succeeded the former SEF in administrative migration functions.
- Procedure and Deadlines: Férias em Figueira is obliged to make the communication within three business days. For this reason, identification data for all occupants of the property will be collected at check-in.
Rules of Conduct and Coexistence
Respect for the accommodation and the local community is fundamental for a positive experience. By staying with us, you commit to respecting the following rules:
- Quiet Period and Noise Law: In accordance with the General Noise Regulation (Decree-Law No. 9/2007) and the specific rules of Local Accommodation, the rest of the neighborhood must be guaranteed. Total silence is mandatory between 10:00 PM and 8:00 AM.
- Complaints and Authorities: In the event of a complaint from neighbors regarding loud music, parties on the property, or if it is necessary to call the police, Férias em Figueira has the right to invite the guest and companions to leave the property immediately. In these situations, the guest will not be entitled to a refund of any amount contracted in the reservation.
- Pets: For reasons of hygiene and allergies, pets are not allowed in any of our accommodations, regardless of size or breed.
- Parties and Events: It is strictly prohibited to hold parties, celebrations, or any event that exceeds the maximum occupancy of the property.
- Smoking Policy: Smoking is not allowed inside the accommodation. We request that you use the outdoor areas (if available) and ensure the correct disposal of waste.
- Careful Use: We ask that you use the furniture and equipment with care. The guest is responsible for turning off lights and climate control equipment whenever they leave the property.
- Waste Management: Garbage must be properly bagged and deposited in the public dumpsters. The accumulation of waste inside the property or in the common areas of the building is not permitted.
- Prohibited Activities: Reservations for illegal or immoral activities are not accepted.
- Safety and Legislation: Guests are primarily responsible for their own safety during their stay. Our operation is governed by the legislation in vigor, and we are not responsible for fortuitous events or force majeure.
- Access to the Property: The guest must allow access to the property to Férias em Figueira representatives during their stay, whenever requested and upon prior notice. Access is justified for necessary interventions (such as urgent repairs or resolving reported issues) or to allow inspection by competent bodies, namely ASAE.
Cleaning, Linens, and Towels
To ensure maximum comfort and hygiene during your stay, the following rules apply:
- Property Preparation: The property will be professionally cleaned before the guests' arrival. The basic service includes one set of towels per guest, bed linen, and extra blankets.
- Additional Services: For stays longer than 7 nights, additional cleaning services and linen and towel changes are included, upon prior request by the guest.
- Duty of Conservation: Guests must keep the accommodation as organized and clean as possible during their stay, delivering it in good condition at the time of check-out.
- Waste Management: It is the responsibility of the guests not to leave garbage inside the accommodation, by the door, or in the common areas of the building. All trash must be properly bagged and deposited in the street containers intended for this purpose.
Damages and Security Deposit
To ensure the preservation of the accommodation and its equipment, the following conditions apply:
- Security Deposit: Associated with each reservation, there is a security deposit of €200, unless specific exceptions are indicated in the property description.
- Refund Process: This deposit will be refunded within 2 to 5 days after check-out, following the verification of the accommodation's condition by our team.
- Loss of Textiles: All linens and towels are the property of Férias em Figueira. The guest accepts that the loss or irreparable damage of these items has a fixed cost of €20 per unit.
- Loss of Keys: The guest consents that Férias em Figueira will charge €50 for each set of keys lost or not returned at check-out.
- Extended Liability: The guest is responsible for any damage caused to the property or furniture. If the damages exceed the deposit amount, Gabarito Sublime Unipessoal Lda reserves the right to charge the amount necessary for the full replacement of the assets.
- Use of the Security Deposit: The security deposit may be withheld, fully or partially, to cover repair costs, replacement of damaged items, or extraordinary cleanings resulting from the misuse of the space.
Final Provisions and Dispute Resolution
To ensure full transparency and the protection of your consumer rights, Gabarito Sublime Unipessoal Lda provides the following mechanisms:
- Complaints Book: We have a Complaints Book available in both physical and electronic formats, accessible through the official platform at www.livroreclamacoes.pt.
- Alternative Dispute Resolution (ADR): In the event of a dispute, the consumer may resort to the Coimbra District Consumer Conflict Arbitration Center (Centro de Arbitragem de Conflitos de Consumo do Distrito de Coimbra), using the following contacts:

- Competent Jurisdiction: For the resolution of any conflict emerging from these Terms and Conditions that cannot be resolved amicably or through arbitration, the court of the Judicial District of Figueira da Foz (Comarca da Figueira da Foz) is designated as competent.
Changes
The host reserves the right to update their terms and conditions at any time, as necessary.
These terms and conditions are subject to Portuguese law, and the Portuguese Courts have exclusive jurisdiction in the event of legal action relating to any reservation.
